Mortgage Rate Forecast 2027: Where Rates Are Headed (Updated Monthly)
Where are mortgage rates headed in 2027? This is my running mortgage rate forecast, and I update it every month when the new numbers come in. As of October 19, 2026, the Freddie Mac 30 year fixed rate is 7.40%, the 10 year Treasury is near 5.08%, and Fannie Mae just raised its 2027 forecast to 7.5%. My view: 7% to 8% for all of 2027, with no 5% mortgage anywhere in sight. Below is every number I use so you can check my work and make your own call.
Key takeaways (updated October 19, 2026)
- The Freddie Mac 30 year fixed was 7.40% on October 15, 2026, the same as the week before and up from 6.27% a year ago. The 15 year was 6.71%.
- Fannie Mae’s October forecast has the 30 year averaging 7.4% in the fourth quarter of 2026 and 7.5% in 2027. In September it said 6.7% for 2027.
- My current range for 2027 is 7% to 8%. The 10 year Treasury has to fall before mortgage rates can.
- On a $334,000 loan, 7.40% costs about $2,313 a month in principal and interest. At 6.5% it would be about $2,111.
- The longer view lives in my 10 year mortgage rate forecast, where I lay out the path toward the low 6s by 2031.
Mortgage rates today
Freddie Mac’s weekly survey put the average 30 year fixed at 7.40% on October 15, 2026. It was 7.40% on October 8 too, after climbing from 6.67% in mid August. Here is how fast that move happened:
| Week | 30 year fixed (Freddie Mac) |
|---|---|
| August 13, 2026 | 6.67% |
| September 3, 2026 | 6.71% |
| September 17, 2026 | 6.95% |
| September 24, 2026 | 7.03% |
| October 1, 2026 | 7.28% |
| October 8, 2026 | 7.40% |
| October 15, 2026 | 7.40% |
That is almost three quarters of a point in about two months. If you were shopping in August, your budget just shrank.
The one equation behind every mortgage rate forecast
I teach this one the same way every time. The 30 year mortgage rate equals the 10 year Treasury yield plus the spread. The spread is the extra lenders and bond buyers want for taking on a mortgage instead of a Treasury.
Right now the 10 year is near 5.08% and the 30 year mortgage is 7.40%. That puts the gap around 2.3 points. The long run average spread is about 1.7 to 1.8 points. So two things have to happen for rates to come down in a big way: the 10 year has to fall, and the spread has to tighten back toward normal. You can learn exactly how that works in how mortgage rates are set.
That is why I keep saying the Federal Reserve (the Fed) is not the whole story. The Fed sets short term rates. Your mortgage follows the 10 year, and the bond market moves before the Fed votes.
What the big forecasters say for 2027
- Fannie Mae, October 2026: 7.4% average for the fourth quarter of 2026 and 7.5% for 2027. In September it had 6.8% and about 6.7%.
- Mortgage Bankers Association (MBA): sees the 10 year Treasury near 5% through next year. Its chief economist put it bluntly: “Inflation is too high.”
- My view: 7% to 8% for all of 2027.
Be honest with yourself about forecasts. Fannie Mae moved its 2027 number by almost a full point in one month. Every forecast I tracked in September ended up below the real rate. A forecast is a starting point, not a promise, which is why this page gets updated every month.
My mortgage rate forecast for 2027, and how it changed
When I built my ten year model in late September, the 30 year was 7.03% and my base case for 2027 was 6.6%. Since then the Fed hiked, inflation stayed hot, and the 30 year jumped to 7.40%. In my October 18 update I moved my 2027 view to a range of 7% to 8%.
Here is what would push it to each end of that range:
- The low end, near 7%: inflation cools, the Fed stops hiking, and the 10 year drifts back toward 4.75%.
- The high end, near 8%: the Fed keeps hiking into 2027, energy prices stay high, and deficit worries push the 10 year above 5.5%.
I do not think we see a 5% mortgage in 2027. If you are waiting for one, you could be waiting a long time. My full year by year path is in My 10 Year Mortgage Rate Forecast.
What each rate costs you every month
Numbers mean more when you can see them on a bill. This is principal and interest on a $334,000 loan, which is a $417,500 median home with 20% down, over 30 years. Taxes and insurance are extra.
| Rate | Monthly payment | Total interest over 30 years |
|---|---|---|
| 6.0% | $2,002 | $386,900 |
| 6.5% | $2,111 | $426,000 |
| 7.0% | $2,222 | $466,000 |
| 7.4% | $2,313 | $498,500 |
| 8.0% | $2,451 | $548,300 |
The gap between 7% and 8% is about $229 a month and more than $82,000 in interest. That is why the range matters more than any single headline number.
What I would do at today’s rates
- Buying now: ask the builder for a rate buydown or seller concessions before you ask for a lower price. I broke down how that works in the seller concessions playbook.
- Waiting: watch the 10 year Treasury, not the Fed headlines. If it gets back under 4.75%, mortgage rates should follow within weeks.
- Refinancing: run the break even math first. Closing costs divided by your monthly savings tells you how many months it takes to come out ahead.
Update log
- October 19, 2026: First edition. 30 year at 7.40%, 10 year near 5.08%, Fannie Mae at 7.5% for 2027, my range 7% to 8%.
Frequently asked questions
Will mortgage rates go down in 2027?
Not by much, in my opinion. Fannie Mae forecasts 7.5% for 2027, and my range is 7% to 8%. Rates only fall in a big way if the 10 year Treasury falls.
Will mortgage rates hit 5% again?
I do not expect it in 2027. A 5% mortgage would need the 10 year near 3.3% with a normal spread, and today it is above 5%.
What drives mortgage rates?
The 10 year Treasury yield plus the spread. Inflation, Fed policy, and government deficits move the 10 year. Lender risk and demand for mortgage bonds move the spread.
How often is this forecast updated?
